A new build, or new construction home, is a home you buy from the builder before or shortly after it is finished, rather than from a previous owner. In Calgary that usually means choosing a lot and model in a developer's community, signing the builder's purchase agreement, selecting finishes at a design centre, and taking possession months later when the home is complete and enrolled in the Alberta New Home Warranty Program.
The south-east has had the most new home activity for over a decade, led by Mahogany, Seton and the newer Rangeview and Hotchkiss areas. The north-west (Glacier Ridge, Ambleton, Moraine) and north-east (Cornerstone, Homestead) are the other large growth areas, with the south-west concentrated along Macleod Trail and at Alpine Park.
No, but the sales representative at the showhome works for the builder. A buyer's agent can represent you in lot selection, contract questions, incentives and possession planning. Registration and compensation policies vary, so confirm them before your first visit.
Prices depend on the product type (townhome, laned, front-drive, estate), the community, the lot premium and the upgrades you select, so there is no single figure. Budget for the base price plus lot premium, upgrades, GST net of any rebate, closing costs and post-possession items such as landscaping, fencing and window coverings, which the builder usually does not include.
Alberta requires new homes to carry warranty coverage under the New Home Buyer Protection Act: one year on materials and labour, two years on delivery and distribution systems, five years on the building envelope and ten years on structure. Coverage is provided by a warranty provider chosen by the builder, and the details of what is excluded matter as much as the headline periods.
